The space

Villa Gioia (148 sqm) develops over several levels.

On the ground floor you will find a large room with a sitting area (with sofa), a kitchenette and a double bed, as well as a bathroom (with shower) and a laundry room. An extra bed may is available on request, and there is an elevator which provides access to the first floor.

External stone stairs lead you to the upper level where you will find the main house. The living area consists of a large open plan room with a sitting area (with sofa bed), a dining area (with table for 6), a well-equipped kitchen area and a bathroom (with shower). The living area opens onto a lovely terrace with wonderful views of the town including Modica Alta and the Cathedral of San Giorgio.

Stairs from behind the kitchen, lead to a double bedroom (with double bed and walk-in closet) with large windows that overlook the living area below.

Outside, you will find a garden (400 sqm) featuring a small pool (3m x 2m; heated on request; usually open 1 April to 31 October) with a terrace (with deck chairs), a shady dining area (with a table for 6 and a kitchen), and a comfortable sitting area.
